The experts warned the innocent people especially of buyers to be aware of artificial increase in residential plots by a vested group of property dealers in Phase 6 of DHA, Lahore.
Survey conducted by APP revealed that most of the property dealers, even after getting one percent commission from either sides, also deprive the genuine sellers and genuine buyers of at least 2 to 5 lac per plot from the actual deal by planting the so-called third party.
A plot in phase 6 of DHA or any other phase is offered to desirous buyers by majority of the property dealers at different rates at least with a margin of Rs 100,000 to upward according to location of the plot. Unfortunately when any buyer shows interest, plot documents, instead of genuine allottee, were shown to buyers by a unauthorised person or so-called third party introduced by the property dealers.
The buyers are told that third party or mostly the agent of the property dealers had purchased the plot from original allottee by paying "Biana" (advance). The dealers or their agent unethically and immorally are now a days are pocketing at least Rs two lakh to Rs 500,000 profit in Phase 6 depriving the either sides and balance amount is paid to allottee through pay order.
The residential plots purchased by the property dealers or their agents at the rate of rupees 3 million to Rs 3.5 million in Phase 6 especially in "N" block are now being sold to innocent buyers at Rs 4.5 million to 5 million in Phase 6 of DHA. The leading real estate experts warned the people stay away from buying plots for at least three months or to get plot direct from the original allottee through direct one-on-one interaction and pay the agreed amount through bank transaction.
